ballpark figure for an inground swimming pool without
having to deal with sales men who only drive the cost of your swimming pool up. The following figures are based on an average size swimming pool of 450 square feet of surface area..
PERMIT
Your city or county will require a permit for your swimming pool An average permit will cost approximately $400.00. Of Course this varies from state to state, consult your local permitting authority to
obtain a more accurate figure.

LAYOUT, DIG AND STEEL
Your swimming pool will immediately pop into form during the layout dig and steel process. You begin to see your swimming pool design take shape as boards are pounded into the groud in the shape of
your pool design and a large machine begins to dig a big hole in the ground. This vision of your pool begins to be better defined as the steel reinforcement is installed. The inground swimming pool cost for
layout dig and steel of the sample 450 square foot pool is $7,500.00. A few factors can affect this cost including access for a machine to dig the pool. If a large machine can access the pool site this cost remains as steated.
If a small machine must be used to dig the pool the cost will go up by 15%. If your pool will be at a depht in excess of 6' additional steel will be required, this drives the cost up another 25%, for pools of extreme depth
such as a pool with a diving well the cost is increased by 50%.

WATERPROOF FINISH
The waterproof finishes that cover the pool shell should appeal to the homeowner's taste. A Marcite finish will be smooth in texture and appeals to those that have tender sking or young children who will sit on steps
or swim out benches and a pebble finish might irritate their skin. The cost of a marcite finish for our 450 square foot sample pool wil. be approximately $4,500.00. For those desiring a harder more durable finish that is
less succeptible to staining a pebble finish is desired. A pebble finish will come in three different grades. For our 450 square foot sample pool a fine grade pebble finish will cost $7,000.00, a medium pebble
finish will cost 6,500.00 and a coarse pebble finish will cost $6,000.00. A tile finish might also be desired and can be calculated at the cost of tile which is in the next section.

SWIMMING POOL WATERLINE TILE FINISHES
For marcite finish pools a waterline tile is required. For pebble finish pools waterline tile is optional. Waterline tile used to be required for all types of finishes yet with modern swimming pool filtration
this tile is a option on pebble finish pools. For our 450 square foot pool a natural stone waterline tile will cost approximately $1,350.00. For a porcelain ceramic tile waterline tile the cost will be approximately $2,025.00 and
for a glass tile waterline tile the cost will be $2,700.00 Of course there are variations of levels of quality in stone, porcelain tile and glass tile yet we use an average cost here. As you can see this is an area where you can invest a few
more dollars and get a lot of added look. Additionally you can save money by deleting waterline tile completely from your pool, this is more often done in Arizona and California yet trending worldwide for a more natural looking

DECK
The cost of a swimming pool deck will depend upon what material is used. The deck material is a design element that must be paid great attention to as it is such a large item and directly abuts the architgecture. Transition form
deck to interior flooring should be considered and may be matched, complimented or treated as two complete different items. The design style of your pool will help to determine deck finish. For our sample pool lets have a 700 square foot deck. The cost of a sand set concrete
paver pool deck will be approximately $6.00 per square feet for a total of $4,200.00. The cost of a sand set natural stone travertine or marble deck will be $9.00 per aquare foot or $6,300.00. The cost for a cool deck

of the overall cost of construciton. For our sample 450 square foot inground swimming pool this fee is 35 percent of the total cost of the pool excluding design services. For our sample 450 square foot inground
swimmign pool the costs are as follows. For the low end pool with concrete paver deck the cost is $39,250.00 plus the buiders 35% of $13,737.50 for a total of $52,987.50. For the mid grade pool with cool deck surface
the cost is $48,975.00 plus the buiders 35% of $17,141.25 for a total of $66,116.25. For the high end version pool with natural stone paver surface the cost is $55,200.00 plus the buiders

DESIGN
The cost of inground swimming pool design for our sample 450 square foot pool varies with the investment. One must first understand that a swimming pool builder will claim to be able to design your custom inground
swimming pool and will send a "designer" who is actually a "sales man" to meet with you and up sell you on higher end items, larger deck and other items that are well above the price mentioned in whatever ad they were
running in whatever local magazine of flyer that you found them in. Suddenly the $40,000 swimming pool that they advertised is costing $80,000.00 and the design that the sales man came up with looks like the
1992 swimming pool that your father in law has and is always complaining about. No one swims in your father in laws pool and don't fool yourself into thinking that since you added a $12,000.00 floor cleaning system that
is at best a waste of money and at worse, worthless, that you will use that swimming pool. There is nothing custom about that pool and the sales man that is trying tp get you to sign an agreement high pressure style because the
offer is going to disappear when next weeks flyer comes out has no idea about swimming pool design. The cost of this high pressure sales pitch is a thirty percent markup on the cost of your inground swimming pool. Of course this sales designer
must make a months worth of sales calls to get someone to purchase a swimming pool but when he does it is a big pay day for him and a sad day at your residence. For our sample 450 square foot inground swimming pool we want to make the comparisons
clear and understandable. In short, for either the concrete paver deck pool, or the cool deck pool, or the natural stone deck pool your design costs are the same. With a swimming pool company sales man designer with no
education and only upsell training the "free" design will cost you thirty percent, yes, 30% above and beyond the actual cost of the inground swimmign pool cost. The value in this is zero as it is only a commission and the desing
that the swimming pool contarctors "designer" came up with is simply pick a shape and add a bunch of amenities to it until you run out of money. Conversely a swimming pool architect will design a swimmign pool for
you that is truly custom, that maximizes the cost benefit of your investment, is designed to the style of your residence, its architecture and the use pattern language of your family. This custom design will
cost abouat 20 percent of the total cost of your inground swimming pool cost and will most likely save you money off of the typical pool cost as you will be able to competitively bid the swimming pool design top come up with a short list
